Stamp duty, also known as transfer duty, is a tax that applies to all property and land purchases or transfers. However, when you build a home, you do not pay stamp duty on the house, as there’s no transfer taking place. You only pay stamp duty on the block of land you purchase.
In Western Australia, first home buyers do not pay stamp duty on land purchased up to the value of up to $450,000. For land purchased between $450,000 and $550,000, there are concessions available, which reduce the amount of stamp duty payable.
This is something to consider when deciding between building your first home or buying an established one – it could result in significant savings.

There is a type of loan that is specifically designed for house and land packages. It’s called a construction home loan, and it works a bit differently than a loan for an established property.
When you settle on the land, the lender won’t give you all of the funds from the loan. Instead, they’ll partially draw your home loan and release some of the funds to purchase the land. The remaining funds will be held by the lender and used to pay the builder’s progress claims as you reach certain milestones during construction.
Because of this, during the construction phase, your repayments will be reduced as you’ll only be required to pay the interest. Once your home loan is fully drawn (meaning you’ve paid the builder in full and received your keys), you’ll start making principal and interest payments.

Narrow lot home designs are specifically crafted for blocks that are narrower in width. Despite the smaller footprint, these designs offer plenty of space and functionality. Our narrow lot home designs feature open-plan living, plenty of storage space, and excellent inclusions. You’ll be amazed at how much can be incorporated into a narrow block house design.
Rear-loaded or rear-garage access designs are created for blocks with rear laneways for vehicle access. This is a common feature in newer land estates in Perth, designed to offer cost-effective lots while maintaining functionality. With cleverly designed rear-loaded floor plans, you don’t need to compromise on living space – this is what we work through with you to evaluate a design to suit your lifestyle.
The scheme, previously known as First Home Guarantee, has been expanded on earlier than initially planned, launched on 1 October 2025 instead of January 2026. Here’s what’s new:
- No more place limits
Previously capped at around 50,000 spots per year, the scheme will now have unlimited places, so any eligible first home buyer with a 5% deposit can apply. - No income caps
Income thresholds (previously $125,000 for individuals and $200,000 for couples) have been removed completely—high-income earners can now also qualify. - Significantly higher property price caps
The maximum property values eligible under the scheme are rising across all states to better reflect market conditions. Highlights include:
