What exactly is a house and land package?
It’s a bundle that includes both a block of land and a home design, and it’s meant to make your life easier. Instead of searching for land and then figuring out what fits on it, the two are matched upfront. You pick a design that suits your lifestyle, and we find a suitable block. Are all house and land packages cookie-cutter?
Not at all. Some packages are pre-matched by builders to suit specific blocks, while others give you more say in the layout, design, and inclusions. No matter the starting point, we’ll help you tweak and tailor things, so your new home actually feels like yours.
What’s included – and what’s not?
That depends on the builder. Some packages include things like flooring, blinds, and appliances. Others might not. And that matters because every “extra” can add up fast. How does the finance work?
House and land packages are usually covered by what’s called a construction loan, and it works in two parts:
- Home loan for the land: paid upfront when you settle on the block.
- Construction loan for the build: paid in stages as your home is built.
When you settle on the land, your lender releases just enough to pay for that part. The rest stays put until construction begins. Then, as your builder reaches each stage, like slab down, roof on, or lockup, the lender releases payments directly to them.
During the build, your repayments are interest-only, which helps ease the pressure on your cash flow. Once your home is finished and fully paid for, your regular repayments (covering both the loan and interest) will kick in.


Can you use government grants with a house and land package?
Yes, and they can make a real difference. Here are a few worth knowing:
- First Home Owners Grant (FHOG): A one-off $10,000 payment from the WA Government when you build a new home.
- 5% Deposit Scheme: Allows eligible buyers to purchase with as little as 5% deposit (without paying Lenders Mortgage Insurance).
- Family Home Guarantee: Helps eligible single parents buy with just a 2% deposit.
- Stamp Duty Concessions: Big savings for first-home buyers on both land and house-and-land purchases.
- Help to Buy Scheme: A government-backed program where the Australian Government chips in up to 30–40% of your home’s purchase price, helping you get in sooner with a smaller deposit and mortgage.

What’s a ‘Title’?
A land Title is the legal document that proves ownership of your block. In new estates, Titles aren’t always available right away, but that’s not necessarily a bad thing. Securing a lot before Titles are issued can lock in today’s price while you save, get your finances in order, or prepare for the build.
