Stamp duty, also known as transfer duty, is a tax that applies to all property and land purchases or transfers. However, when you build a home, you do not pay stamp duty on the house, as thereโs no transfer taking place. You only pay stamp duty on the block of land you purchase.
First home buyers do not pay stamp duty on land purchased up to the value of $300,000. For land purchased between $300,001 and $400,000, there are concessions available, which reduce the amount of stamp duty payable.
This is something to consider when deciding between building your first home or buying an established one – it could result in significant savings.
There is a type of loan that is specifically designed for house and land packages. It’s called a construction home loan and it works a bit differently than a loan for an established property.
When you settle on the land, the lender won’t give you all of the funds from the loan. Instead, they’ll partially draw your home loan and release some of the funds to purchase the land. The remaining funds will be held by the lender and used to pay the builder’s progress claims as you reach certain milestones during construction.
Because of this, during the construction phase, your repayments will be reduced as you’ll only be required to pay the interest. Once your home loan is fully drawn (meaning you’ve paid the builder in full and received your keys), you’ll start making principal and interest payments.
So, how do you decide on the budget for your first home? Determining your borrowing capacity for your first home involves several factors that assess your ability to meet home loan repayments. The process is crucial for banks and lenders to ensure responsible lending practices. Hereโs what they typically consider:

Lendersโ Mortgage Insurance (LMI) is insurance that protects the lender if you default on your loan repayments. It is required if you borrow more than 80% of your homeโs value. LMI can be avoided in a few ways; by saving for a larger deposit; having someone guarantee your loan; applying for a Keystart loan; or utilising other government incentives.
The actual amount of LMI that youโll pay depends on the LVR, the lenderโs rates and other factors about the property being purchased. LMI can end up costing several thousand dollars, so if you can avoid it, thatโs the best case – instead spend that money on furnishing your new home.
