Keystart Home Loans

Keystart offers a more affordable option for first homebuyers, with only a 2% deposit required! Plus their loan has no lender’s mortgage insurance. This often results in first homebuyers buying their perfect home sooner.

There are eligibility requirements and borrowing limits.

Family Home Guarantee

This government incentive helps single parents get into (or back into) the property market. Single parents or legal guardians are able to buy a home with a deposit of just 2%. The Government will then guarantee the remaining 18%. This means no Lenders Mortgage Insurance, which we know can be a barrier for people building their own home.

First Home Guarantee

You may be able to buy your perfect place with a much smaller deposit through the Australian Government’s First Home Guarantee scheme. This means, if youโ€™re eligible, you could purchase a home with as little as 5% deposit without paying Lenders Mortgage Insurance.

Family Guarantee (Guarantor)

Your parents (or grandparents, or siblings) can help you get a home loan by using equity from their home as a guarantee against your loan. Equity is the difference between the property value and the home loan amount.
Your family doesnโ€™t need to give you money for a deposit or assist with home loan repayments. Usually, the lender will register 80% of the home loan against your new home and the remaining 20% against the guarantorโ€™s existing home which means the guarantee is limited and your family is protected.

Once you have enough equity in your property (either through growth in house values, paying off the home loan, or a combination of both), you can remove the guarantee.

Stamp duty, also known as transfer duty, is a tax that applies to all property and land purchases or transfers. However, when you build a home, you do not pay stamp duty on the house, as thereโ€™s no transfer taking place. You only pay stamp duty on the block of land you purchase.

In Western Australia, first home buyers do not pay stamp duty on land purchased up to the value of up to $450,000. For land purchased between $450,000 and $550,000, there are concessions available, which reduce the amount of stamp duty payable.

This is something to consider when deciding between building your first home or buying an established one – it could result in significant savings.

There is a type of loan that is specifically designed for house and land packages. It’s called a construction home loan, and it works a bit differently than a loan for an established property.

When you settle on the land, the lender won’t give you all of the funds from the loan. Instead, they’ll partially draw your home loan and release some of the funds to purchase the land. The remaining funds will be held by the lender and used to pay the builder’s progress claims as you reach certain milestones during construction.

Because of this, during the construction phase, your repayments will be reduced as you’ll only be required to pay the interest. Once your home loan is fully drawn (meaning you’ve paid the builder in full and received your keys), you’ll start making principal and interest payments.

Lendersโ€™ Mortgage Insurance (LMI) is insurance that protects the lender if you default on your loan repayments. It is required if you borrow more than 80% of your homeโ€™s value. LMI can be avoided in a few ways: by saving for a larger deposit, having someone guarantee your loan, applying for a Keystart loan (available in Western Australia only), or utilising other government incentives.
The actual amount of LMI that youโ€™ll pay depends on the LVR, the lenderโ€™s rates, and other factors about the property being purchased. LMI can end up costing several thousand dollars, so if you can avoid it, thatโ€™s the best case – instead, spend that money on furnishing your new home.
