Making home ownership accessible and affordable

Unlock your government incentives2026-02-19T15:59:49+08:00

Weโ€™re working on your behalf.

And if we can save you money and get you into your perfect place faster – thatโ€™s a big win.

The First Home Owners Grant

You could be eligible for a $10,000 boost to help make it happen, thanks to the First Home Owner Grant (FHOG). This is designed to support first-time buyers like you in building or buying a brand-new home to live in.

Hereโ€™s the need-to-know:

  • The grant is $10,000, is a one-off payment.

  • Itโ€™s only available for brand-new homes, whether youโ€™re building from scratch or purchasing a newly built property.

  • You (and any co-buyers) must live in the home as your primary place of residence for a set period.

  • One grant per home: If youโ€™re buying with a partner or friend, youโ€™ll only receive one $10,000 grant per eligible transaction, not one each.

We help you understand and apply for all the government incentives youโ€™re entitled to, including the FHOG. Our in-house finance team at Locale Financial makes the paperwork simple, while our building experts ensure your dream home fits both your lifestyle and eligibility criteria.

5% Deposit Scheme

Thanks to the updated 5% Deposit Scheme, you could buy your perfect place with as little as a 5% deposit, and pay no Lenders Mortgage Insurance (LMI). Thatโ€™s a game-changer for first home buyers looking to get in sooner and save thousands.

Hereโ€™s whatโ€™s new and exciting:

  • Starting October 2025, all eligible first home buyers can access the scheme, no more caps on the number of spots.

  • No income limits mean more buyers can now qualify.

  • Instead of needing a 20% deposit (which can take years to save), you can buy with just 5% down.

  • The government guarantees the remaining 15%, so you avoid costly LMI.

Weโ€™ll guide you through the entire process, from confirming your eligibility to matching you with the right lender through our in-house team at Locale Financial. Itโ€™s all part of our mission to simplify the home-building journey and help you move in faster, with less stress and smarter savings.

Stamp Duty Concessions

Heard of stamp duty? Itโ€™s a government tax you normally pay when buying property or land and it can add up fast. But hereโ€™s the good news: if youโ€™re a first home buyer in Western Australia, you may not have to pay it at all.

Thatโ€™s zero stamp duty on eligible properties – which could save you tens of thousands of dollars right off the bat.

This exemption is one of the biggest financial boosts available to WA first home buyers. We make sure you donโ€™t miss it. Our finance team works closely with you to review your eligibility, explain the process in simple terms, and factor this saving into your overall budget so you can get into your home sooner, with more confidence.

Another reason buying your first home in WA just got easier.

Family Home Guarantee

Raising a family on your own and dreaming of a place to call home? The Family Home Guarantee is here to help. This federal scheme is designed to support single parents looking to enter or re-enter the property market, and it can make a big difference.

With this guarantee, eligible single parents can buy a home with as little as a 2% deposit, and avoid paying Lenders Mortgage Insurance (LMI). Thatโ€™s a huge saving and a powerful way to fast-track your homeownership goals.

Weโ€™re here to walk you through it all. From checking your eligibility to helping you navigate finance and builder selection, our team is by your side every step of the way, making sure the journey is smoother, more affordable, and focused on you.

Each of these government incentives are designed to make buying your first home more accessible and more affordable, often saving you thousands of dollars.

While the incentives are limited and subject to change, we work with you to identify whatโ€™s best for your unique situation, and then move quickly to secure it.

What is a building broker?2026-01-15T08:59:18+08:00
A building broker, new homes advocate, or new homes broker is a professional (or team in our case) who assists buyers in navigating the intricate process of building a new home from start to finish. Instead of working for a builder, a land developer, or a bank, a building broker works for you.
They serve as your partner and guide throughout the whole home-buying journey – from sorting out your finances, searching for land, finding the right home design, selecting the builder, all the way through construction. Their primary role is to streamline the process, making the often overwhelming journey feel exciting while ensuring you feel empowered in your decisions. We’re here to ensure you achieve a high-quality home build through a trusted builder at the best possible price and on time.
When you engage a building broker, they take the time to fully understand your requirements and aspirations, as well as your financial situation. Since building brokers are independent, with extensive experience in the industry, they are dedicated to helping you make an informed decision, and by working with a panel of builders, they ensure you get a competitive deal.
Using a broker, you gain peace of mind knowing that you have an experienced and unbiased building expert by your side throughout the entire building journey.
Do I need to pay stamp duty on a house and land package?2026-09-10T19:24:11+08:00

Stamp duty, also known as transfer duty, is a tax that applies to all property and land purchases or transfers. However, when you build a home, you do not pay stamp duty on the house, as thereโ€™s no transfer taking place. You only pay stamp duty on the block of land you purchase.

In Western Australia, first home buyers do not pay stamp duty on land purchased up to the value of up to $450,000. For land purchased between $450,000 and $550,000, there are concessions available, which reduce the amount of stamp duty payable.

This is something to consider when deciding between building your first home or buying an established one – it could result in significant savings.

Why use a building broker?2026-01-15T09:07:49+08:00

Building a new home involves a lot of moving parts: from finding land and choosing a design, to comparing builders, understanding contracts, and managing costs. For most buyers, itโ€™s unfamiliar territory.

A building broker helps you make sense of it all.

Just like a mortgage broker compares lenders, a building broker compares builders, helping you navigate the process with less stress and better outcomes.

People choose to work with a building broker because they want:

  • Independent advice โ€“ not recommendations based on a builder’s bottom line.

  • More builder and design choices โ€“ without having to shop around or be stuck with what one builder has on offer.

  • Clarity on pricing and inclusions โ€“ including hidden costs that might catch you off guard.

  • Guidance on timelines, contracts and the process โ€“ transparent and explained in plain language.

  • Support from start to finish โ€“ from planning to key handover.

Itโ€™s about saving time, money, and hassle, while gaining confidence in your decisions.

Your new home journey deserves a better buying experience.

What kind of loan is available for house and land packages?2026-09-10T19:12:41+08:00

There is a type of loan that is specifically designed for house and land packages. It’s called a construction home loan, and it works a bit differently than a loan for an established property.

When you settle on the land, the lender won’t give you all of the funds from the loan. Instead, they’ll partially draw your home loan and release some of the funds to purchase the land. The remaining funds will be held by the lender and used to pay the builder’s progress claims as you reach certain milestones during construction.

Because of this, during the construction phase, your repayments will be reduced as you’ll only be required to pay the interest. Once your home loan is fully drawn (meaning you’ve paid the builder in full and received your keys), you’ll start making principal and interest payments.

Why should I use a building broker instead of going direct to a builder?2026-01-21T14:50:28+08:00

Going straight to a builder often means you’re only seeing one option. Their homes, their pricing, their terms.

A building broker works differently. We act as your advocate, comparing multiple builders and designs to help you find the best fit for your needs, goals, and budget.

Hereโ€™s why people choose a broker over going it alone:

  • More choice: We compare a wide range of builders and floorplans โ€” not just one catalogue.

  • Peace of mind: Rely on the people in the know, who have vetted builders and selected those who will deliver.
  • Impartial advice: Weโ€™re not tied to any one builder, so our guidance is genuinely in your best interest.

  • Better deals: With insider industry knowledge, we can negotiate inclusions, price holds, build times and more.

  • Clarity and confidence: We explain contracts, flag hidden costs, and break down the fine print so nothing catches you off guard.

  • Ongoing support: From land sourcing to key handover, weโ€™re by your side the whole way. We’re your property partner for life, after all.

Put simply: you get more value, less stress, and a better build experience when you have an expert in your corner.

How is my borrowing capacity determined?2024-05-25T21:15:04+08:00

So, how do you decide on the budget for your first home? Determining your borrowing capacity for your first home involves several factors that assess your ability to meet home loan repayments. The process is crucial for banks and lenders to ensure responsible lending practices. Hereโ€™s what they typically consider:

  • Income
  • Assets
  • Debts
  • Living expenses
  • Credit score
  • Property value
  • Type of home loan
  • Deposit amount
Does it cost more to work with a building broker instead of going direct to a builder?2026-01-21T14:50:57+08:00

No, it doesnโ€™t cost you a cent more.

Building brokers, like us, are paid by the builder – the same way a sales rep working at a builder would be. The difference? We work for you, not them.

Instead of pushing one builderโ€™s product, we compare a panel of trusted builders who have been handpicked for their quality, reliability, and customer care. We constantly review this panel to ensure theyโ€™re still delivering on time, to standard, and without overpromising and taking on too much work (because this will hurt your build experience in the long run).

So while the builder pays us, our loyalty is to you.
